A quiet haven in a sought after location, this 3 bedroom Victorian house between the famous North Laine and fashionable Fiveways Village has rare, open views which sweep over the city to the sea. Inside, 102m2 (1100 sq. ft.) of sun-lit rooms have working, period fireplaces in the living and dining rooms whilst a thorough, 3 year refurbishment has created a contemporary family home with a social flow, inviting double bedrooms, a high spec kitchen and designer bathroom. Tucked away in a convenient area for professionals, families and investors within walking distance of both an outstanding infant and good junior school, the playgrounds and cafés of The Level and Preston Park are within a 2 min radius. For commuters, London Road Station (for central Brighton and the universities) is a 5 min stroll whilst Brighton Station’s direct trains to Gatwick and London are 5 mins by cab, or 15-20 on foot.

Why you’ll like it:
Far quieter than its fashionable location may suggest, this beautiful crescent of historic properties has a real sense of community as once discovered, people tend to stay. Set up and back from a quiet street behind a scented front garden, new life breathes through this grand Victorian townhouse with new radiators, a new boiler and good quality flooring installed– but its period charm remains intact. A three year labour of love, all improvements have been unfailingly sympathetic and begin in the inviting hallway, painted in the classic tones of Little Greene, where period finials and the ceiling height are unspoilt and oak underfoot gives guests, children and pets free reign to roam.

Full of sunshine, the elegant living room has a broad bay window at the front to frame unusually open views which sweep over the city to the sea. All about enjoying friends and family with ample space for sofas, guests can relax in rare seclusion and enjoy the graceful proportions and open fireplace which has custom made shelving and cupboards to each side.

Along the hall, an arch opens the dining room for an easy social flow. The stately fireplace is working, the cabinets to each side are bespoke and the views across the outside seating area of the broad side return means the space is totally private.

Practical for every day but also great for parties, past plentiful under stair storage, the kitchen is a design-led beauty with a great finish and practical layout. Custom coloured units are topped by seamless Mistral working surfaces and lined with windows, it is bright and cheerful. High spec, a five ring Smeg gas hob and electric oven are integrated for you beneath a hood, there is plumbing in place for both a washing machine and dishwasher, and there’s designated space for a family sized fridge freezer.

Outside, the garden is also thoughtfully organised with a south facing seating area level with the kitchen which has power, a water source and a large storeroom. Stone steps rise to a spacious sun trap which in high summer gets the sun for most of the day. If you wanted, this level could be made child and pet secure by adding a fence and a gate, and split level beds along the brick and flint walls are planted for scent and for all year interest.

Returning inside, at the top of the stairs the light, airy bathroom with a Victorian fireplace has a historic influence with metro tiling, high end Burlington fittings and a traditionally styled dual head shower above the bath, but there is nothing old fashioned about the meticulous finish.

On the first floor, the first of the double bedrooms has plenty of character with a bespoke fitted wardrobe by the attractive fireplace, and looking over the garden, it is a quiet and comfortable retreat. Spanning the whole of the front of the house, the principal bedroom is a dream come true with a both a bay and tall sash window framing an oblique, broad sweep of the city to the sea, so you don’t feel hemmed in despite the connected location. With calm decoration and the restful proportions only period properties can deliver, it is a welcoming refuge with a wardrobe carefully built in, but there is plenty of space for more.

Private at the very top of the house, the fine attention to detail continues in a large, sunny bedroom which extends from front to back with excellent head height, plenty of space for furniture and ample under eave storage at each end of the room. With open views both front and back it is not directly overlooked whilst the Velux in the west roofline frames the sunsets and the distant glitter of this coastal city and its pier coming to life at night.

Agent’s Thoughts:
“This is a popular area full of professionals and families where you are never far from fresh coffee and a croissant -or a bistro pub. The Level, which hosts events in the arts festivals, fashionable open air market and legendary North Laine are a short walk, the sports facilities and fun runs of Preston Park are a 10-15 minute stroll or a few mins by car, and local buses take you straight into or out of the city.”

Owner’s Secret:
“We wanted a family house close to the sea and the countryside, but needed to commute - London Road Station’s a 5 min walk, Brighton Station is 6 mins by cab and the A27/A23 are just minutes away -so those boxes were ticked! When we turned into this Victorian terrace we fell for the quiet surrounds and the beauty of this period house which is set up and back from the street, making it very private. Inside we wanted an easy flow with versatile rooms to spread into whilst keeping the light, inviting nature of the house and we didn’t realise how sunny the garden is in summer!

We bought the house as a project and have loved bringing it back to life – it’s been a beautiful home for our young family. We’re surrounded by parks with sports facilities and playgrounds – 3 in the same parking zone- and it’s great to stroll to London Road for fresh produce or restaurants in the North Laine and often meet friends at the cafés at Fiveways for breakfast on Sundays. There really is a friendly community here and with local buses, you won’t always be dependent on a car.”
